If you’ve ever stood in your second home and realized you forgot the coffee… again… or paid for the same plumber to fix the same issue at both houses because nothing was written down… you’re not alone.
Managing two or more homes from memory doesn’t work. Two homes means 4x the decisions, 6x the maintenance, and 10x the mental load.
That’s why I created The Multi-Home Management Method.
This isn’t about being “lucky to have two homes.” It’s about recognizing you’ve become the unpaid property manager, COO, and CFO of multiple households — usually while also raising young adults and caring for aging parents.
The Multi-Home Management Method is a simple system to run all your homes from one command center so you can stop losing time, money, and your sanity.
Why “I’ll Just Remember It” Fails with Multiple Homes
One home is a mental list. Two homes is a logistics company. You can’t remember everything, so you need a system.
Here’s the math no one tells you:
| One Home | Two Homes |
|---|---|
| 1 HVAC filter schedule | 2 HVAC systems, different sizes, different dates |
| 1 junk drawer | 2 junk drawers, both missing the scissors |
| 1 set of vendors | 2 sets of plumbers, electricians, lawn care |
| 1 “where did I put that” | “Wait, which house is it at?” x 100 |
The result? Decision fatigue, duplicate purchases, deferred maintenance, and the constant low-grade anxiety of “Did I turn off the water at the cabin?”
The fix isn’t trying harder. It’s building a system.
The 5 Buckets of Two-Home Chaos
Every piece of overwhelm you feel falls into one of these 5 buckets. The Multi-Home Management Method gives each bucket a home so nothing lives in your head anymore.
1. Maintenance
When to change filters, winterize pipes, service the AC, clean gutters — times two.
Without a system: Things break at the worst time and cost 3x more.
With the Method: One calendar runs both homes. You get a text, you do the thing, you move on.
2. Home Inventory
What lives permanently at each house, what travels with you, and what needs reordering.
Without a system: You own 3 can openers and zero phone chargers at the house you’re at.
With the Method: Par levels + “what stays where” list = stop buying duplicates.
3. Vendors
Who do you call for a leak at the lake house vs. the main house? Is the lawn guy insured at both?
Without a system: You’re scrolling texts at 10pm while water spreads.
With the Method: One vendor rolodex, sorted by property, with notes.
4. Schedules
Opening/closing dates, guest stays, rental turnovers, parent’s appointments, kid’s move-in weekend.
Without a system: Double-books and last-minute panic packing.
With the Method: One shared calendar tags tasks by home so you see conflicts before they happen.
5. Paperwork
Insurance policies, tax docs, warranties, HOA rules, rental agreements — for both addresses.
Without a system: “I know I saved that PDF somewhere…”
With the Method: One digital + physical file system, mirrored for both properties.
How the Multi-Home Command Center Works
The Command Center is the hub of The Multi-Home Management Method. It’s not an app you have to learn. It’s a simple dashboard — digital or paper — that holds the 5 buckets.
You can build it in Google Drive or a physical binder. The tool doesn’t matter. The system does.
Here’s what goes inside:
1. Home Profiles
Specs for each property: square footage, year built, paint colors, filter sizes, quirks.
Example: “Lake house: well water — needs filter every 3 months, not 6.”
2. Seasonal Calendar
Month-by-month tasks for both homes. April ≠ April at both places. You’ll stagger tasks so you’re never doing everything in one weekend.
3. Home Inventory Tracker
What lives where, organized by category: Linens, Kitchen, Cleaning, Tools, Medical. Includes reorder points.
Example: “If TP < 12 rolls at either house, buy more.”
4. Vendor List
Name, number, service, which home, last used, notes.
Example: “John – Plumber – Lake only – great for wells – $95 service call.”
5. Turnover Procedures
Your 20-minute reset checklist for leaving or arriving. Guest-ready, renter-ready, or “just you” ready. No more 3-hour cleans before you can relax.
6. “In Case I’m Gone” Page
If you’re unavailable, can your spouse/kids/visitors find the water shut-off, insurance info, or alarm code at either home? This one page removes 90% of family panic.
Paper vs. Google Drive: How to Pick
Choose Paper if… You want it on the fridge, your spouse won’t use apps, or you need to hand it to a housesitter.
Choose Google Drive if… You want simple, shareable, and free on your phone. Folders + Sheets both work.
I use Google Drive for the master + a 1-page paper printout on each fridge with emergency info. It’s the best of both worlds.
The 90-Minute Setup Sprint
You can build your first version of your Command Center this weekend. Don’t wait for perfect.
- Minutes 0-15: Brain dump both homes
List every “I keep forgetting” and “I wish someone else knew” item for House A and House B. - Minutes 15-45: Sort into 5 buckets
Maintenance, Inventory, Vendors, Schedules, Paperwork. Use sticky notes or a doc. - Minutes 45-75: Pick your tool + create sections
Notion: new page, 5 headings. Paper: 5-tab binder. Google: 1 folder, 5 docs. - Minutes 75-90: Add top 3 items to each section
Just start. Vendor names. Filter sizes. Next open/close date. Momentum > completeness.
You now have a Command Center. Even if it’s not pretty. It works.

Grab the 1-page PDF I use before leaving or arriving at either home. Print it, laminate it, and eliminate the “Wait, did I forget…” spiral.
What Happens When You Use This System
Women using The Multi-Home Management Method tell me:
- “I stopped buying duplicate linens. That alone saved $400 last year.”
- “Turnover went from 3 hours of stress to 20 minutes of checklist.”
- “My husband finally knows where the water shut-off is at the cabin.”
- “I rented the second home for 2 months and it covered our property taxes.”
This isn’t about perfectly labeled bins. It’s about getting your brain back.
